Environmental Strategies, Services….and Success!

Everyone has questions. We have answers.
Have you ever picked up that phone and made the tough call to get help only to find out later that you didn’t know what you needed help with in the first place?
Let’s face it, we all have.
But when dealing with environmental matters, don’t become a victim of “DIY-itus.” Enviro issues are complex and the legislative, regulatory and municipal entanglements surrounding them even more so.
Consider mold, for instance. Did you know that many home owner insurance policies cover “water intrusion” which is a primary culprit in triggering mold growth? We do, and we write our reports to reflect that so your claim stands a better chance of being approved.
How about TCE? It’s the de-greasing agent in dry cleaning fluid (a real enviro nasty!). Groundwater contaminated by TCE does not break down naturally, and the surrounding neighborhood impacts can last for decades. Did you know that the contaminated groundwater “plume” moves over time and its residential “vapor intrusion” is the real hazard to homeowners. We do, and we detail the testing that’s potentially needed as part of a property transaction accordingly so that a proper assessment can be made and a deal can be done.
Got LUST? Leaking Underground Storage Tanks are a major headache to clean up. The tightly regulated tanks cost New Jersey homeowners millions every year. But, did you know that not all leaking underground storage tank are created equal? We do, and we quickly make that determination to aide in assessing potential impacts to a property which saves our clients time, expense and anxiety.

GreenWorks Clears Way for Industrial Property Transfer
Friday, April 2nd, 2010GreenWorks was hired by Jesel to consult and offer guidance on an industrial property transfer. In New Jersey, such a transfer triggers the Industrial Site Recovery Act, which is administered by the state’s Department of Environmental Protection. GreenWorks conducted extensive research and analysis of area groundwater flow and historical land use to help clear the way for a smooth deal and transfer of property.
Understanding how NJDEP works, who to talk to and what to ask for was critical in timely issuance of the No Further Action letter which paved the way for the multi-million property sale, a sale that hung in the balance and was nearly scuttled before GreenWorks was brought to the table.
Watch Dave Grob discuss what it was like to work with GreenWorks and how the solutions they provided helped Jesel close a multi-million dollar industrial real estate deal.

Real Estate Acquisition Due Diligence & All Appropriate Inquiries
Wednesday, May 20th, 2009Property Owners Protect Yourself from Environmental Issues
(Allenwood, NJ) – If you’re involved in (or planning to be involved in) a real estate transaction, the entire deal could be delayed due to potential environmental issues. That’s why conducting a thorough due diligence assessment is critical! Without one, you could be held liable for any previous environmental issues (and cleanup costs) at the site.
The Environmental Protection Agency (EPA) has set the standard for “All Appropriate Inquiries” and a Phase I Environmental Site Assessment is the evaluation needed to conduct such an analysis into the environmental condition of commercial properties and / or sites that use federal grant money. Phase I’s, as they are commonly called, help landowners receive liability protection should contamination occur in accordance with the Comprehensive Environmental Response, Compensation, & Liability Act (CERCLA), also known as the Superfund Act. If the evaluation is not performed, you could lose your right to defend yourself against future liabilities.
“Environmental issues are so complex, span so many areas and involve so many regulatory agencies that having a firm experienced in providing environmental investigations is critical” said Victor Coppola, Environmental Planner. “There is real value in being able to assess ones potential environmental risk before there are no other options other than clean up costs.”
GreenWorks, LLC, specializes in conducting Phase I investigations on behalf of real estate transactions, mortgage divestiture and financial institutions. “We have the tools and expertise to effectively investigate your property and the connections to help protect you against liabilities if they arise” said Nick Coppola, Principal Landscape Architect. “Our comprehensive environmental services also include site remediation activities if need be.”
